The landlady seems nice. They will change the bedroom window with a new one. I recommended the landlord to make one of them transparent if possible without any security bar out there.

Big and new windows will be one of the strong point of this apartment if the landlord accepts my suggestion.
Only two windows, which is bedrooms' window might be changed for a new one.

It would NOT be possible to lower the rent with more key money.

Occupied currently, available from May 10th of 2024.
but it will take about 5 days to change windows and bathtub if she is willing to change them.
